FOR OWNERS LIVING OUTSIDE JAPAN
A clear plan for ongoing property taxes
Owning a home in Japan creates responsibilities after the purchase is complete. Depending on the property location and your circumstances, the relevant authority may require you to appoint a tax representative in Japan.
Akiya Journey offers separate, paid support to help overseas owners receive notices, keep track of deadlines, and coordinate agreed tax-related administration in Japan.

The initial-year fee includes our service fees for:
- Support with appointing a tax representative
- Support for the real estate acquisition report under Japan’s Foreign Exchange and Foreign Trade Act (FEFTA)
- Payment of real estate acquisition tax on your behalf
- Tax administration during the first service year
- Water-bill payment administration during the first service year
FROM THE SECOND SERVICE YEAR

The annual fee includes our service fees for:

Additional service fees
These fees apply only when the relevant service is requested or required.
Utility and related service setup
¥11,000
Per service. This may include water, electricity, gas, fire insurance, internet, or another procedure agreed in writing.
FEFTA acquisition-report support
¥11,000
Where the reporting obligation applies, this support is mandatory. It is included in the ¥121,000 initial-year fee; the ¥11,000 fee applies when handled separately.
Payment administration other than water
¥2,200
Per payment item, per month. This applies only when a payment such as electricity, gas, internet, fire insurance, or a neighborhood association fee cannot be made in the owner’s name and Akiya Journey must pay it on the owner’s behalf. Water-bill payment administration is included in the annual service fee and is not charged under this item.
All service fees are stated in Japanese yen and exclude Japanese consumption tax. The taxes, utility charges, bank fees, and third-party professional fees themselves are separate.
